Grupo Mariana is in the process of developing a master-planned community in the municipalities of Diriamba and San Rafael Del Sur, Nicaragua (the “Property”), to include a private non-equity membership club known as the Club.
Plans provide that, when completed, club members and their families and guests will enjoy multiple hotels, a Golf course, golf practice facilities, clubhouse, beach club, fitness and spa centers, tennis, pools, equestrian and other recreational facilities.
The Development is located outside the capital city of Managua, Nicaragua, in an area surrounded by the towns of Montelimar, Pochomil, Masachapa, Diriamba and San Rafael Del Sur.
The Development is composed of 923 acres of land and is accessible by Nicaragua state roads along the planned route of the anticipated Coastal Highway, the future major highway in the region.
It takes approximately one hour in normal traffic to drive to the Property from the International Airport in Managua.
The Property ranges in elevation from 18 feet above Sea Level to 800 feet and commands views of the Pacific Ocean and the surrounding San Rafael Del Sur and Diriamba areas and Sierra Mountain Range.
Located only 13 kilometers north, the Montelimar has a 6,000-foot runway that can accommodate private aircraft.
The proposed Retail Center is planned to offer a mix of restaurants, entertainment amenities, and other retail outlets to serve the community.
The planned Medical Center and Museum will be located just outside the gated front entrance of the Development.
The roads and utilities servicing the Property will be installed as development progresses.
Union Fenosa Electric, a private electricity distribution company, which provides electric service to the home sites, villas, condominiums and club facilities, will service the Property.
Grupo Mariana will provide water service for the development and other service providers will provide telephone and telecommunications services yet to be determined.
Grupo Mariana plans provide for a development density of 600-1000 residential units.
The hotel units, home sites, condominiums, bungalows and villas will be sold to international, national and regional clients.
Grupo Mariana is involved in the development and sale of Nicaraguan real estate, the creation and management of authentic Nicaraguan hospitality experiences, and the export and promotion of Nicaraguan products.
